Canal, Crossman, Delta, and Wells Sts., measures 79' 1" 4'" [front on Canal St.] and a depth and front on Wells St. of 26' 1" and width in rear of 72' 5" 5'". Sale also includes ferry landing at Morgan St., Algiers. Vendor further declares that it had entered into a lease with Finest Foods, Inc., a Louisiana corporation, dated Dec. 27, 1946, for a portion of the above-mentioned property, at a monthly rental of $150, which could be increased to $175, depending on gross monthly sales of lessee. Lease runs from Jan. 1, 1947 to Dec. 31, 1951, and for an additional period of 5 years, terminating Dec. 31, 1956, and then again extended until Dec. 31, 1961. Vendor also entered into a lease with Joseph Velcich, May 31, 1947, for an additional portion of the property, $150 per month. August 1948 rent increased to $175 per month.
