Old rating: yellow with green stripes (changed in 1976 from brown); new rating: main and service -- green; infill construction -- brown. Although the Vieux Carré Commission originally coded this building as "brown" and dated it to 1920, comparison of its windows, floors, cornice line with those of 524 and 528 St. Philip indicates that these buildings remain from the c. 1835 row of buildings, which included the two-above mentioned buildings. Its original ground floor arched openings and wrought iron balconies, however, have been removed.

Proposed rating: Yellow with green stripes - worthy of preservation as part of the scene, however, if properly restored would be of local architectural/historical importance
Conclusions: 1) Fine example of architectural style ("transitional period") that makes greatest contribution to overall character of historic district.
2) Represents development of style moving from Creole traditions toward Greek Revival modes and whose execution is in the best design tradition of Louisiana vernacular architecture.
3) This particular building, 520-24 St. Philip, has not been restored with the care of its immediate neighbors. Hence, the green striped rating which indicates if the building were property restored, it would be of local architectural/historical importance.
Drawings: An 1840 archival drawing does exist showing 520-24 St. Philip as one of three 3-1/2 story masonry row houses, separated by simple gardes des frises on the second floor iron balconies. Shown also are arched first floor openings and rounded dormers of all three houses.
Maps: Sanborn 1876: Called 14 St. Philip Street. Roof configurations indicate that the building was one of three 3-story masonry row houses with slate roof, masonry cornice and balcony. The main building shown as connecting to the rear galleried slave quarter and service building by a wooden catwalk.
Sanborn 1896: Called 520 St. Philip Street. Basic architectural massings and building heights follow the 1876 map, however, the main building is noted as "Lodgings" and the rear structures have fallen into such disrepair as to be indicated as "[t]enements" by 1896.
