Square: 61 Lot Number: 18646
No change: green. Small, unusual 2-story masonry building, which has the strange feature of only one opening on the second floor of the street façade. (There are two openings on the second floor of the rear façade, one of which is arched). It was described in an 1817 act of sale as a "new house -- composed of a store, two rooms, a kitchen and a courtyard."

Probate Court, 1833 Sept. 24. Heirs to the Succession of Mme. Louise Foucher Poree. Heirs to the succession of Thomas Poree, Jr., undivided one-third. "The improvements comprise a main house facing Royal Street, kitchen and other buildings. The house and dependencies presently sold were purchased by Mme. Louise Foucher Poree from Antoine Cavelier by an act before Michel de Armas, March 24, 1818. The property now sold was composed of the three portions of land purchased by Antoine Cavelier at various times, as follows: 1: The house and dependencies on a lot of 45' more or less, fronting Royal Street and having a depth of 120' were purchase conjointly by Antoine Cavelier and Joseph Montegut from Andre Roche by an act before J. B. Garic, April 14, 1777. Mr. Cavelier became proprietor of the totality when he purchased the undivided half interest from Joseph Montegut by an act before Leonard Mazange, Dec. 18, 1780. 2: The 13' 7" front on Royal Street by a depth next the side of St. Peter Street to the lot already described had been purchased by Antoine Cavelier as the highest bidder at a public sale made on June 4, 1809 by William G. Garland, former Sheriff of the Parish, after seizure in the case of James LeDuc and Robert Dow vs. Leonard Lemelle, Victoire Deslande, Felicite Durand, and Charles Noel, which sale is registered in the records of the Superior Court of the Territory of New Orleans, June 9, 1809. 3: The final portion which is the depth of the property presently sold measures 15' on a line parallel with St. Peter Street by 75' in depth, is a part of a lot of 15' fronting on St. Peter Street by 150' of depth, purchased by Mr. Cavelier at a public sale of goods belonging to the Succession of Baptiste Pomet, as will be more fully explained by transaction before Pierre Pedesclaux, February 12, 1791. Mme. Poree purchased this land from Antoine Cavelier in 1818.

Sketch defining lots and tracing ownership of property, with emphasis on the Cavelier land, from 609-611 Royal to the St. Peter Street corner, dated March 24, 1818, annexed to this act. "A certain lot of ground, with the improvements thereon on Royal Street, the house of posts and brick measuring 20' front by 10' deep on a lot 20' front by 120' deep, bounded on one side by that of Antonio Marmillion; being the same property which was inherited by the vendor from his grandfather, Andres Roche." Note: The following transaction, while it seems to divert from the smooth transition in this case history, does obviously refer to this piece of property. Perhaps this sale did not go through, or something occurred in the interval to make possible the subsequent sale by Henrique Roche to Manon Durand. This accords a direct link to the original grantee, Andres Bertaut. For this reason it is being recorded here.

Postcard for The Green Shutter Coffee-House
— PostcardA petition filed in the Alcade's Court this date by Manon Durand states 'that she bought a lot on Royal Street measuring 20' front, from Henrique Roche, bounded on one side by the property of Antoine Marmillion and on the other by the property of Antoine Cavelier, and of these 20' front she agreed to resell to Henrique Roche 4' for the sum of 80 pesos; that being why there are only 16' remaining to her. In these same proceedings Henrique Roche alleges that he had sold to Manon Durand a small house occupying 13' front with the usual depth, and although in the act of sale drawn up it appears as 20' front, this is a mistake, as it was never his intention to sell her more than the house covered; therefore he could not have sold her more than 13'. It is not probable that he, Henrique Roche would have sold, with the small house, a piece of his own, because the two houses adjoin. He is now going to build a new house across the front of his land, and so that Manon Durand will not disturb or molest him in the possession of his house and lot, may it please the court to order Gilberto Guillemard to make a survey of the ground the little house occupies, which will serve them both for a title in due form for all time."
