"It is hereby agreed between Joseph Enna and Edward P. Bernet as follows: The said Bernet is to erect on the rear of ground situated at corner of Rampart and St. Philip streets, in [the] Square bounded by Burgundy and Dumaine streets, a two-story building to be erected as agreed upon between said Bernet and said Enna and said building to be completed by July 1, 1916 and when said building is completed to the mutual satisfaction of the contracting parties, the said Enna will lease the said building from Bernet for a period of twelve months commencing September 1, 1916 and ending August 31, 1917 at the monthly rental of $2,250.00 payable monthly. And it is hereby agreed between the said contracting parties that at the expiration of this lease, the said Enna binds himself to buy and the said Bernet binds himself to sell the said leased premises, together with all the buildings and grounds now occupied by D'Angelo situated at the corner of Rampart and St. Philip streets, the titles to be perfect and free of all encumbrances and the said sale to be made for the price and sum of $5,500.00 payable $1,000.00 cash and the balance of $4,500.00 in five equal notes of $900.00 each, payable on or before one, two, three, four and five years after September 1, 1917 with 7% interest from September 1, 1917 until paid. The said Enna now deposits with the said Bernet, the receipt of which is hereby acknowledged, the sum of $200.00 for the account of the said purchase price. The act of sale to be passed before John Wagner, N.P. The said [lot measures] 65' deep and front on Rampart Street. It is hereby distinctly agreed that all buildings will be rat-proofed according to law and sewer connections made according to law."
