Addendum
From Historical American Building Survey, 1939-40
This house was two-story brick cemented, dark red, was much faded, light yellow on front. Slate, hip-roof. Vestibule entrance, one doorstep, and originally two windows on first floor, but one had been lengthened into a door; wooden cornices above openings on ground floor, and oval cast iron ventilators beneath each window and at side of door-step. Balcony clear over side-walk, with cast iron supporting columns, wood ceiled canopy, cast iron rail, uprights and frieze.
The property was purchased by the City of New Orleans from Mrs. Antonia Guzz, wife of Joseph Gregorotti; and demolished in the earl part of 1939, to make room for the Cabrini Playground.
She acquired it from Antonio Bologna in 1922 for $5,000. Bologna had acquired in 1915 for $2,500. There was no new construction to justify the increase in price, which can only be attributed to repairs and to a universal increase in real estate values. This price of approximately $2,500 held thru many transfers until June of 1879, when Jules Sarrazin acquired it from Isadore Barthelmy Albet Albin Macarty for $3,200. Pierre Villarceaux Macarty acquired it in September, 1865, from the widow of Jean Baptiste Judice for $6,000. The lot at that time had the same measurements as at present, and there is no evidence of any demolition except that the second story of the service building has been removed. This change in price, it seems, must be attributed to the fact that the house when it was comparatively new, and the neighborhood desirable than it later grew to be. Mme. Judice acquired it four years earlier for $7,095 from Joseph Sabin Martin, who had acquired it only a few months earlier from the Succession of "Dame Widow" Louis Hus Desforges for $7,050.
In May of 1843, Dame Desforges acquired the lot, 30 feet front by 120 feet depth, French Measure, "Together with the wooden buildings thereon constructed," from "Francois Sarasse, a free woman of color, widow of Jean Baptiste Dauphin, free man of color, for $1,200 and terms.
This establishes the fact that Mme. Desforges built the house. Reference to the Chain of Title of the house next door at 1231-1233 Dauphine Street, which at the time of its acquisition by the City of New Orleans had a depth of 94 feet, shows it was acquired in December of 1850 by Mme. Desforges, and had at that time a depth of 120 feet. When she sold it five years later, the lot was only 94 feet in depth - this accounts for the L-shaped rear portion of the lot of 1227-1229, and establishes the date of erection of the house between 1850 and 1858.
The Pilie Map of 1808 shows this property to have been owned at that time by Maxent.
