From Historical American Building Survey, 1939-40
The cemented brick cottage on this site demolished by the City of New Orleans in the Spring of 1939 to make room for the Cabrini Playground had a high-pitched gable roof, the front slope covered with flat pan tiles. The cottage at that time had two habitable rooms, the other two rooms having had the dividing partition removed and being used for storage. There was evidence that there had been the typical cabinets and loggia in the rear. The cottage at that time belonged to Miss Nellye Duning, who acquired it in 1929 for $2,500. The lot then had a depth of 94 feet. There was no service building.
From April, 1921 to January 1927, the cottage was owned by the House of SAN - I - BAKER, INC., which acquired it from the Soniat du Fossat heirs for $2,000. Another set of Soniat du Fossat heirs acquired it in May of 1858 from Madame Marie Aminthe Boissiere, wife of Louis Hus Desforges.
Mme. Desforges acquired the house and lot with a depth of 120 feet from Louis Charbonnet in December of 1850 for 5,300 piastres. This additional 26 feet was retained by Mme. Desforges to form the L of the lot next door at 1227-1229 Dauphine St.
Louis Charbonnet acquired from Jean Firmin Pepin, who acquired it from the heirs of Louis Gallaud for $3,000. Gallaud had acquired it in February of 1818 from Jean Joseph Coulon and Virginie Marc, his wife, for 900 piastres, with no mention of buildings.
From this and from the evidence of the building, we may say it was built about 1818 by Louis Gallaud.
The "half lot of ground" had been acquired by the Coulons from Ferdinand Henriques in September of 1813. The Pilie map of 1808 shows this site to have been the property of Duciau at that time.
